Charges for a sale deed in AP

A property sale deed in Andhra Pradesh attracts three separate charges that together add up to 7.5% of the property value: 5% stamp duty, 1.5% transfer duty (paid to the local municipal body or panchayat), and 1% registration fee. All three are calculated on the same base value and paid together at the sub-registrar's office at the time of registration.

Sale value or guideline value — which applies

The government sets a guideline value (sometimes called market value or ready reckoner rate) for every locality, revised periodically — most recently statewide with effect from 1 February 2026. Registration charges are calculated on whichever is higher of your actual sale agreement value and the guideline value for that property. This means you can never register a property below its guideline value to reduce the charges — if your agreed price is lower than the guideline value, you still pay duty on the guideline value.

Charges for gift, partition and other deeds

Non-sale deeds carry different, generally lower rates.
